Wholesaling real estate in California

Wholesaling in California works like anywhere else: lock up motivated sellers below market and assign or double close to a cash buyer. What changes by state is the paperwork. California has no wholesaling-specific statute in our October 2026 review, but general contract, marketing and real estate licensing rules still apply, so disclose your equitable interest in writing and market the contract, not the house.
